Residential Real Estate Transactions
We accompany and represent developers from the land acquisition stage through the drafting of legal agreements, consultant agreements, contractor agreements, financing agreements vis-a-vis banks and/or non-bank lenders, joint ownership agreements, and dealings with authorities, including real estate taxation.
In addition, our firm represents numerous clients in purchase transactions from contractors (first-hand sales), as well as sellers and buyers in residential apartment sales agreements.
Affordable Housing Programs and Target Price Transactions
Our firm accompanies real estate developers participating in government tenders and programs such as Affordable Housing ("Mechir La’mishtaken”), Reduced Price (“Mechir Mufchat”), and Target Price (“Mechir Matarah”). We provide legal support from the submission of the tender offer, through the developer’s selection as a winning bidder and the granting of rights to develop the project, including compliance with all obligations under the tender terms vis-à-vis government ministries and authorities such as the Israel Land Authority and/or the relevant development agencies. We also provide ongoing legal support throughout the project — including sale agreements, consultant contracts, bank financing agreements, contractor agreements — through to registering the shared property and the buyer’s ownership rights.
These transactions require in-depth expertise in regulation, eligibility requirements, resale restrictions, complex timelines, and ongoing dealings with various government entities.

Purchase Groups
Our firm provides full legal support and representation in real estate transactions carried out as part of rights-holder groups or purchase groups — for both purchasers and developers or group organizers. We accompany our clients through all stages of the project, starting with legal due diligence of the project, forming or joining a group, purchasing the land, drafting the complex set of agreements including the joint ownership agreement, engagement with contractors, financing through a bank or non-bank institution, and agreements with professional consultants such as supervisors, architects, project managers, and others.
Commercial Real Estate Transactions
We provide legal support (both for property owners and buyers/tenants) and draft agreements in sales and rental transactions involving diverse properties such as shops, commercial spaces, shopping centers, office spaces and buildings, income-producing properties, parking facilities, and industrial and commercial buildings. Urban Renewal
Our firm specializes in real estate transactions involving urban renewal projects, including evacuation-reconstruction (“pinui binui”)and Tama 38/2 (demolition and construction). We represent developers who wish to advance projects from the planning stage through delivery of new apartments to buyers, as well as buyers of new apartments in urban renewal projects, and provide ongoing support to existing apartment owners (tenants) engaged in urban development agreements with potential developers.
Real Estate Taxation
We provide comprehensive guidance regarding the tax aspects of transactions, structuring deals to achieve optimal tax planning for the client with the goal of reducing tax exposure and actual tax liability — while fully leveraging exemptions and reliefs available to our clients according to the deal structure. We assess betterment tax liability in the context of sale agreements and submit applications for relief or structured installment arrangements to reduce our clients’ tax burdens.
